Marsh Farm Barn is a stunning conversion set in the grounds of a 130-acre farm, an idyllic, rural setting with beautiful views of the wild Cotswolds. Although set in a glorious tranquil location with numerous popular walks nearby (including the Cotswold Diamond Way), Marsh Farm Barn is also just a mile away from the popular Bourton-on-the-Water, described as the 'Venice of the Cotswolds'. Marsh farm Barn has been refurbished to an excellent standard, with plenty of entertaining space and everything you need for a relaxing stay in the Cotswolds.

Property details

LIVING
Through the front door brings you straight in to the lovely light and airy kitchen. A contemporary fitted space with plenty of storage and Caesar stone work surfaces. The kitchen comprises of a Range electric oven with gas hob, microwave, fridge/freezer, dishwasher & washing/drier. The property has kept a lot of the original features with exposed beams and Cotswold stone throughout the property. The back door leads out to the courtyard where you will find a small table and chairs.
To the right of the kitchen is the stunning open plan living and dining area, with a vintage French oak dining table with seating for 6 guests at one end of the room. At the other end there is a comfortable corner sofa, with seating for 6 guests, a large stone open fireplace with a Jetmaster and a LED TV with a Demon music system. The large glass double doors lead out to a private orchard, with seating area for alfresco dining! There are beautiful views across the surrounding farmland, with the village of Clapton in the distance.
If you would like to have additional guests at the property, there is a Mezzanine which overlooks the living/dining room. There is a sofa bed available, please ask for further information upon booking.

BEDROOMS
Master Bedroom has a King Size bed with an en-suite bathroom with shower. There is plenty of storage in the bedroom with a wardrobe/chest of drawers and a desk & chair. The large French doors open out into the private orchard and provides you with the stunning views of the orchard and beyond.
Bedroom 2 is a spacious airy room with French doors lead in to your private courtyard. It comprises 2 single beds (which can be made in to a King size bed with a topper on request) , a chest of drawers & dressing table. The en-suite bathroom is fitted with a luxury free standing bath, washbasin & loo.

OUTSIDE
To the front of the property there plenty of gravel parking, please car share where possible.
Off the lining/dining area, there is a private orchard with rattan seating & dining for 6 guests, overlooking private orchard & iconic Cotswold landscape.
Off the kitchen and second bedroom there is a private enclosed courtyard with vintage French cafe table & chairs.
Guests at Marsh Farm Barn are welcome to use the tennis court, available prior to arrangement with the owners. Suitable footwear is needed in order to avoid damaging the court's surfaces. There is also a fishing and a bbq/picnic hut on the banks of the River Windrush is also available (approx. 1 mile away), again by prior arrangement. Cycle/Electric Bike hire can also be organised locally.

Marsh Farm Barn is surrounded by excellent walking routes in to the centre of Bourton-on-the-Water, where you will find plenty of Gastro pubs, cafes and shopping! You are also able to walk to surrounding villages and along the River Windrush, which is breathtakingly beautiful! Within the surrounding villages of Cold Aston, the Slaughters and Nether Wescote, you will find more Gastro pubs serving delicious food, excellent wine with each offering something a little different . Further afield you can find the historic town of Burford, Cheltenham, Oxford and Woodstock. While you are in the area, don't forget to visit Birdland, The Model Village, Cotswold Motoring Museum, Blenheim Palace, The Cotswold Water Park and the Cotswold Wild Life Park.

A nice place to stay, a short walk from Bourton-on-the-Water. Very clean, with an excellent, large living area. Very stylish and just as nice as the photographs make it look. Two bathrooms, both ensuite, but only one has a shower.

''The barn is absolutely stunning. So much thought has gone into the renovation - everything is high spec and very stylish. There is so much space yet it still feels cosy and comfortable with the huge fire. There were only two of us but it would be excellent for two couples as each room has its own bathroom and they are at opposite ends of the barn so are private. Location was good - felt like you were out in the country but it isn't far from Bourton on the water which has a lot of shops and cafes. One day we did a circular countryside walk from Bourton to upper and lower slaughter which was nice and we called in at the local Mousetrap pub. We walked up the farm lane to the barn in the dark after (about 15/20 mins) but it was actually fine as the road was illuminated from the moon. Hosts were very nice and responsive and it was helpful knowing they were only next door if we needed anything. Would highly recommend!''

''This really is the most idyllic location and matches the photos very accurately. In fact, I would say it's actually bigger in real life! amazingly designed, perfect interior. The fire was incredible. The town was walking distance and we enjoyed a lovely walk to another nearby town. Great games to play and an incredible sound system, TV etc. Kitchen was fantastic and we really appreciated the delicious bakery bread, milk and incredible homemade marmalade! We were able to use the tennis court which was a real plus and the owners were easily contactable/around if ever we needed them. We had the most wonderful time and hope to be back as soon as possible. Horses, dogs, beautiful views. What more could we want!?! Thank you so much, JB, Chris, Millie and Fergus.''

We had the perfect stay at the Barn this weekend! We traveled with another couple and two toddlers (16 months and 18 months) and this accommodation was absolutely perfect for us. We highly recommend! The Barn is exactly as described in the listing and photos. We loved the fireplace and the heated floors. In addition, the grounds were stunning. Our kiddos loved seeing the horses nearby and the many birds and pheasants running around in the fields. The kitchen had all the necessary items to cook dinner. The Barn is about a 20 minute walk from Burton on the Water and we enjoyed walking to town in the morning to stop at the recommended bakery (Bakery on the Water). We passed horses and cows and sheep! It was quintessential English countryside and made for a delightful morning both days. The hosts communicated well before and during our stay. They provided the requested baby items (cot and high chair) and even went above and beyond by placing a wood panel on the ladder so that our kiddos wouldn’t be able to climb up. We ate at two of the recommended restaurants and they were great. We would absolutely stay here again and highly recommend it for anyone looking for a lovely weekend in the countryside.

An absolute gem hidden away in the heart of the Cotswold’s. A huge converted barn which has been decorated to a very high finish. It’s a large space but still maintains a very intimate feel - especially when the roaring open fire is burning away. Waking up in the morning, pulling back the curtains and seeing the morning dew turning to mist whilst deer play in the field was a particular highlight. The hosts are very attentive and lovely - providing a list of local eateries and bars. We will most definitely return - soon hopefully! Thank you very much.

We can’t recommend this highly enough, it’s a lovely place. The barn itself is a great space and very well appointed, very comfortable, warm and light. And the location is superb too, a mile out of the bustle of Bourton and you are amidst lovely countryside and farm life. JB and Chris are very kind and attentive hosts, and we’re particularly patient with our young girls’ insistence on interesting with horses, dogs and all kinds of other animals! Thank you! Will.
