Dunford Barn is a beautiful Grade II listed barn conversion, dating back to the 17th Century and converted in to living space in 1984. It has recently been lovingly renovated to an excellent standard, while keeping the charming features of the past, creating a spacious living area perfect for a Cotswold getaway. The property enjoys a large enclosed mature walled garden, with numerous brilliant patio and grass areas, perfect for alfresco dining. Located in the picturesque village of Langford, with walking routes to surrounding villages and easy access to the A40 and beyond.

Property details

LIVING
Entrance to the beautiful property is via the oak front door (road facing), leading to the flag stone hallway. Ahead you will find the living room with stunning stone mullioned windows, which allows the light to flood in and provides scenic views of the gardens. With plenty of comfortable seating, an open fire stone fireplace and TV with Netflix and Amazon Prime, it is the perfect place to relax. To the left of the living room is a downstairs loo.

**PLEASE NOTE THAT THE FIRE IS CURRENTLY NOT IN USE**

The kitchen/diner has a new Electric Hotpoint hob, electric Neff oven and Aga, microwave and dishwasher. The kitchen is fully equipped to make cooking for friends and family a breeze! There is seating for 8-11 guests around the wooden table. To the right of the kitchen you will find the large utility room which has a huge American fridge freezer, washing machine and tumble dryer. There is plenty of space to leave muddy boots and hang up coats. There is also access to the gardens.

BEDROOMS
Teal Room: Super King bed (can be made in to a twin, with separate 3rd trundle bed if required), a beautiful curved stone mullion window allowing light to flood in and views over the gardens, bed side tables, chest of drawers and huge wardrobe

Blue Room: Super King bed (can be made in to a twin, with separate 3rd trundle bed if required), bed side tables, chest of drawers and hanging space for clothes. Pretty views over the gardens

Green Room: Super King bed (can be made in to a twin, with separate 3rd trundle bed if required), bed side tables, hanging space for clothes. Please note there are two steps down in to the bedroom and the door to the patio will be locked

Yellow Room: King bed (can be made in to a twin), bed side tables, plenty of shelf storage and hanging space. Pretty views over the gardens

Two family bathrooms, one with bath and shower attachment and one with a large enclosed walk-in shower. Both bathrooms have a heated towel rail, sink, loo and tiled floors

OUTSIDE
The property boasts large mature gardens of half an acre, with full access for the guests of Dunford Barn. An enclosed walled garden enjoys a south-westerly aspect and comprises a patio to the rear of the barn, a large lawn leading to an orchard area, pond, woodland area and a vegetable garden. The patio area has a large table, chairs and BBQ, perfect for alfresco dining and relaxing with a glass of wine.
There is plenty of gravel parking, through the double wooden gates, enough for up to 8 cars, with 2 under a car port. Please do car share where possible.

The picturesque village of Langford is situated in a conservation area in the attractive countryside, on the Oxfordshire/Gloucestershire border in the Cotswolds, close to the towns of Lechlade, Bampton and the historic town of Burford. The pretty village is characterised by the Cotswold stone properties, surrounded by open farmland and has been classed as an Area of Outstanding Natural Beauty. With excellent walking routes from the doorstep to local villages, it is the perfect location to explore everything the Cotswolds has to offer.

Within the village there is The Bell Inn, an excellent pub, offering delicious pub food with a great wine list! Giles Robin Patrick Coren is a British food writer visited The Bell Inn and recently wrote (in January 2018), “On the final day of 2017, I had not just the best mouthful of the year, but the best mouthful of my life” which was published in The Times!

If you need any supplies during your stay, you are only one mile from Filkins with a small local shop, post office, cafe, museum and gift shop open air swimming pool and another excellent pub The Five Alls. Slightly further afield are the charming towns of Burford, Lechlade, Cirencester, Cheltenham, Witney and the city of Oxford.

While you are here, why not also visit nearby Cotswold Wildlife Park, Burford Garden Centre, Kelmscott Manor, Crocodiles of the World, Upton Smokery and the Cotswold Water Park. You will not tire of things to do. There are also numerous fairs, markets and exhibitions in local towns and villages throughout the year!

If you are looking for a beautiful barn, set in stunning countryside look no further! Myself and a few friends stayed here for an our annual get away and we will definitely be back. The barn is very cozy and finished to a high standard, there are lots of cozy Cotswolds pubs within easy driving distance, as well the local pub on your doorstep.

Myself and a few friends stayed last month for a friends birthday. Langford is perfectly located to explore all the Cotswolds has to offer, with a great pub in the village plus lots to see and do nearby. The barn was beautifully finished - very cozy, great beds and everything you could possibly need. Felt very at home. Would definitely come back and stay again!

We had an amazing weekend at this gorgeous converted barn. The location is amazing as it's literally round the corner from The Bell Inn in Langford - the pub where Giles Coren said he had the best mouthful of his life! The barn has been beautifully decorated but still feels really homely and cosy - perfect for a country weekend with friends. We'll definitely be back!

We spent a weekend with our toddler in the lovely Cottage. The rooms upstairs are very specious and beautifully decorated with taste. It felt like the proper break we needed in a typical English Cottage far from the City. There are plenty of amenities to cook and enjoy outdoor barbecues. The cottage is well located in a quiet part. We had short rides to surrounded areas to discover local farmers markets and sweet villages with local shops. I will definitely go back again!

Prices stated are based on an occupancy of up to 8 guests. An additional supplement of £75 per person will be applied, up to the maximum occupancy of 11. Please contact us for further details regarding additional occupancy as it is subject to sleeping configurations and owner permission.

A damages deposit of £500 is required to cover any breakages or extraordinary cleaning. In most cases, this will be taken as an authorisation on a card.
