To the left of the hallway, you will find the open plan kitchen/living/dining room. The kitchen is fully equipped and has everything to create an amazing meal with friends and family. With a central table for 4, an induction hob, two ovens, three fridges, warming drawers, microwave and three dishwashers, cooking has never been so easy!
The living space flows from East to West and benefits from amazing views with floor to ceiling glass. The limes oak floor, with extra wide and long boards give the room a contemporary feel, (the electric doors either end and the patio doors in the middle provide easy access to the garden), making the most of the owners’ sculptures and the English countryside views beyond. There is plenty of comfortable seating, two chaise lounges, a hidden TV (Apple TV and SKY) and a fire place.
As you move through this remarkable open plan living area, there is a dining table with seating for 8 guests (with an extension taking it to 12) and a hall table which can also double as an additional dining extension. Further through, slightly more formal seating can be found at the other end of the room which also benefits from AN open fireplace. A beautiful feature bookcase runs the whole length of the room.
Sky can be found throughout the whole house and Sonos speakers are available throughout the living areas. The house benefits from a Mechanical Ventilation Heat Recovery system which provides fresh country air in every room. The whole house benefits from Ground source underfloor heating.
Just off the hallway, to the right, is the utility room with access to an additional patio area, tennis court, children’s swings and outdoor chess set. The utility room has washing and drying facilities and is the perfect place to put muddy boots and coats after exploring the Cotswold countryside. There is also a Cloakroom located under the stairs.
The open plan landing is just beautiful with far reaching views of the Cotswolds. Heading up the curving wooden staircase, to floor to ceiling windows allows the light to flood in, a large hanging light and really emphasises the use of space and architecture. At the end of the landing there are plenty of books and a beautiful painting at the other end.

The snug room can be found between the Master bedroom and Bedroom 2. Comfortable seating for 4 guests, TV, desk, and views over the back garden, this is the perfect place for a little bit of peace and quiet, or to send some work emails!
WiFi is currently provided by Wurzel through an antenna on the roof.
Access to Old Meadow House is through an electric gate, down a long sweeping gravel driveway. As you carry on down the drive you come across beautiful statues (created by the sculpture David Williams-Ellis) throughout the grounds of the property. Gravel parking is available at the front of the property for up to 8 cars, please do car share where possible.
On the patio located just outside of the impressive living room, there are table and chairs, along with a fire pit and beautiful views of the county side, an excellent place for alfresco dining and to enjoy a glass of wine.
Outside of the utility room there are additional chairs and tables, which overlook the asphalt tennis court, mini chess set and the swing set for younger guests. In the warmer months an outdoor swimming pool can be made available to guests. Enclosed for privacy and safety, you will find deck chairs for relaxing and an outdoor loo.
