Overall Property Condition
The overall physical condition and appearance of the property is good to excellent. All walls, doors, woodwork, furnishings and appliances are free of damage and marks.
Bedrooms & Bathrooms
Luxury, hotel quality beds and bedding with no obvious wear and tear. All mattresses must be comfortable. There should be adequate hanging and drawer space. All bathrooms and ensuites must be in excellent condition throughout.
Kitchens
The kitchen should be fully equipped, with enough cookware, crockery and appliances to cook a full meal and serve the maximum number of guests. There should be a refrigerator, freezer, cooker, dishwasher, microwave, kettle, toaster, washing machine and dryer.
Common Areas
Indoor and outdoor common areas must be well kept, neat, orderly and regularly maintained. There should be enough available parking.
Space & Location
The property is distinct, unique, characterful, comfortable and located in a geographically desirable area.
Compliance
Your property is insured for holiday/short lets, you carry public liability, and you are up to date with property safety requirements including gas, oil, electrical and boiler certificates.
Exclusivity & Availability
You must be happy to be signed and managed exclusively by us. Private homes should be available for at least six weeks during the year and ideally, during key letting periods.
Wi-Fi Connection
There must be a good, strong wireless internet connection of at least 5Mb – and ideally, much more!
