Bears Court Annex is a single storey Cotswold holiday home which sleeps 4 guests in two bedrooms, each with an ensuite shower room. This cosy barn conversion has been stylishly furnished with bi fold doors in every room opening on to the front garden space, which flood the rooms with ample natural light regardless of the time of year. The contemporary kitchen and bathrooms add a modern touch to this property. These features alongside the open plan living space make Bears Court Annex into a wonderful base from which to explore the local area with friends or family, this is a dog friendly holiday home, suitable for one medium sized dog.

Booking & Payment

StayCotswold is a marketing agent and therefore does not own any of the cottages listed on our website. In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Location Information

Bears Court lies within the wider Church Farm Estate on the edge of Little Rissington near Bourton-on-the-Water. The estate is made up of two barns and a collection of smaller apartments, each with their own distinctive, contemporary design, with a further two smaller apartment style accomodation also on the same complex. Set with 60 acres of Cotswold farm land, it is a beautiful setting with stunning rural views. Little Rissington is an picturesque Cotswold village surrounded by beautiful countryside, walking trails and cycle routes on its doorstep, including paths to nearby villages. The well-regarded, The Lamb Inn, which is just a short drive away in Great Rissington and an array of other delicious eateries in nearby Bourton-on-the-Water or Stow-on-the-Wold.
For your shopping essentials, there is a well stocked Co-op in Bourton-on-the-Water and a Tesco in Stow-on-the-Wold.

The North Cotswolds is known for its many chocolate-box villages and historic market towns such as Broadway, Stow-on-the-Wold, Moreton-in-Marsh, Chipping Campden and Burford, all easily accessible from Little Rissington. In addition to quaint cottages and impressive architecture, there are a wide range of attractions for all ages including the Gloucestershire Warwickshire Steam Railway, Sudeley Castle, the Cotswold Wildlife Park and the Cotswold Falconry Centre. Further afield destinations such as Oxford, Cirencester, Bath and Stratford-upon-Avon are also within easy reach for days out.

  • Please be aware that there are CCTV cameras located around the complex, these focus on the parking area and the main entrance
  • Please note that even though this is a single storey property, it is located down a slight hill, with a step in and out of the property
  • The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk
  • No smoking or vaping is permitted throughout the property
Things to Note...
  • The maximum occupancy for this property is 4 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 1 additional infant
  • Events are not permitted without prior consent
  • A security deposit is required at this property
  • Check in is from 16:00 and check out is by 10:00
  • Bears Court Annex does have an open garden however this is not enclosed and there are neighbouring properties including the owners residence
Security Deposit

A security deposit of £150 is required for bookings at this property. This amount will be pre-authorised on your credit card 7 days prior to your arrival date, providing no damage is reported the pre-authorisation will be released 5 days after your departure. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.
