Kingfisher Barn is a rural and contemporary holiday barn conversion that accommodates up to 14 guests in six bedrooms, arranged over one level. This large Cotswold holiday home has been finished to an excellent standard and includes all mod cons that you could need for a perfect stay in the Cotswolds, close to Burford and Oxford. The open-plan design, high-beamed ceilings, and large glass frontage create a warm and welcoming atmosphere for entertaining and enjoying the tranquillity of the beautiful surroundings. The barn is ideal for large family groups and friends. Situated on a nature reserve, you feel a million miles away from it all, whilst remaining close to the local villages of Aston and Bampton. It is also a dog-friendly holiday property, and there are some fantastic walks in the area including access to the Thames Pathway.

This six bedroom holiday accommodation near Bampton is wonderfully equipped for guests looking to entertain with larger groups and those who enjoy being surrounded by nature. The accommodation is laid out as follows:

  • The maximum occupancy for this property is 14 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 2 additional infants if there are 14 other guests. If group numbers are less, additional infants are considered on request
  • Hen and stag groups are not permitted
  • Commercial, work related and single sex groups on request
  • Kingfisher Barn is one of three holiday lets at Chimney Farm Barns and for certain occasions, these barns can be rented together on request
  • Events are not permitted without prior consent
  • A security deposit is required at this property
  • Check in is from 16:00 and check out is by 10:00
Security Deposit

A security deposit of £500 is required for bookings at this property. This amount will be pre-authorised on your credit card 7 days prior to your arrival date, providing no damage is reported the pre-authorisation will be released 5 days after your departure. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.

StayCotswold is a marketing agent and therefore does not own any of the cottages listed on our website. In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Location Information

Located in the Chimney Meadows Nature Reserve, Kingfisher Barn is surrounded by wildlife year round from water voles to a variety of bird species. Be sure to keep an eye out for them during your stay.
For your shopping essentials, head into nearby Bampton (five miles) or to explore the filming location of the famous Downton Abbey, before heading back via Aston Pottery for tea and cake and a look round their gardens and shop.
Surrounding villages are also home to some fabulous gastro pubs so don't miss a visit to The Double Red Duke, Clanfield or The Bell Inn, Langford.


Second time at this cottage/barn: lovely house, great environment, perfect for our family of 6 adults, one child and a dog. We returned because we enjoyed it so much last year. Came here for a week to celebrate my wife's 70th birthday. Our one concern, quite a significant one, related to being contacted by representatives from both Stay Cotswold and Quince, simply to pass on a complaint made by someone staying in one of the other two barns. In fact both representatives had incorrectly directed it to us - it was meant for the third barn. This may be partly a result of the two companies referring to all three barns by different names, for example what Stay Cotswold call Kingfisher Barn, has a name plate and is referred to by Quince as Lock-Keeper's Snipe. But the mistake was also a result of both companies not checking the most simple information, like which people are in each barn, or visiting the site. As a consequence, our holiday was disturbed by these poor, slack customer relations.

Sheila, we are pleased that you decided to return to Kingfisher Barn having previously found the property to be perfect for a family stay and ideal for your wife’s special birthday celebration. We are however very sorry to hear that you found the service to be somewhat lacking on this occasion. Kingfisher Barn is located on a site with three barns, all of which were occupied at the time of your stay and have allocated parking spaces within the shared car park. Unfortunately, one of the barns had raised a complaint about the parking of some other guests and without knowing which car belonged to who, the property manager contacted the lead guest of all three groups to politely remind guests of the parking requirements. This complaint was by no means directed at you and we are sorry if it came across this way. The property manager was simply trying to defuse the original complaint so that all guests would have an enjoyable stay at Chimney Farm Barns.

We had a fabulous break. The barn was very tastefully decorated with plenty of seating. However we felt that a larger fridge would have been welcome as it was a tight squeeze to fit in everything for such a large party. Also some guests complained about the lack of a wardrobe in their room. Overall though fabulous accommodation. A particular joy was the courtyard garden with its lovely planting in full glory this June and generous seating areas.

We are so pleased you had a fabulous break. Thank your for your feedback about the fridge and the wardrobes - these are shown in the photos and in the room descriptions and we are sorry some of guests were unaware of this. Overall we are delighted that you thought the accommodation fabulous and that you particularly enjoyed the garden.

A belated 40th birthday celebration, originally booked for Feb 2021, but due to covid restrictions was moved to Feb 2022. 14 ladies, desperate for a weekend away from kids, partners, work and everything else, got together at the Snipe (Kingfisher) Barn for a weekend with lots of eating, drinking and laughter.....and that's exactly what we did! The Barn is beautifully and tastefully decorated to a high standard. Everything was clean and comfortable. The layout is brilliant and works so well for a large group. The walkers among us, enjoyed several miles in the surrounding nature reserve. We also enjoyed a trip out to Aston Pottery - I thoroughly recommend the country cafe! We had a take away delivered from Eastern Cuisine, great food and delivered to the door. I have nothing negative whatsoever to say about our weekend - and I would recommend the Snipe (Kingfisher) Barn to anyone looking for the perfect spot for any occasion for 14 people.
