Priory Farmhouse is a beautifully styled luxury Cotswold holiday home which sleeps 12 guests in six spacious bedrooms with stunning views of the grounds accompanied by five bathrooms. On the ground floor is an open plan family area with breath-taking vistas over the tranquil pond and stunning grounds. There is wealth of activities to enjoy within the 12 acre estate including a hot tub, sauna, gym, bar, billiards room, a freshwater wild swimming lake and further trout fishing lake! The owners have lovingly renovated the property over the past decade to combine old-world charm with many modern amenities. The grounds are really something to behold with the old mill pond, numerous lakes, ancient woodland, streams and wild flower meadow all available for guests to experience. It is the ideal hideaway to enjoy with loved ones and friends, with wow-factor features around every corner.

StayCotswold is a marketing agent and therefore does not own any of the cottages listed on our website. In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Location Information

Priory Farmhouse is a large Cotswold holiday home that sits on the outskirts of Chipping Norton, a bustling market town in the heart of the North Cotswolds. Located just a three minute drive from the Farmhouse are the plentiful array of delicious eateries and shops that Chipping Norton has to offer. With a wealth of activities to enjoy both within the property grounds and the wider area, guests are spoilt for choice. Our favourites include Soho Farmhouse, Jeremy Clarkson's Diddly Squat Farm Shop and Daylesford Organic all within a 20 minute drive.
For your shopping essentials, there is a Co-op, Sainsburys Superstore and a Marks and Spencer Foodhall in Chipping Norton minute drive.
Further afield are the much loved destinations of Great Tew, Stow on the Wold, Woodstock and Oxford, all within easy reach for a day trip!

Bookings made for this property are not confirmed until the owner or representative have made contact with the guests and accepted the booking. Contact will be made within 24 hours of the booking being placed
  • Bed linen and towels are provided (some duvets and pillows are hypoallergenic, please contact the property manager for more detail)
  • Extra double bed can be provided on request in the snug room connected to bedroom 6. However the occupancy of 12 cannot be exceeded
  • Off street parking is available for up to 6 cars
  • Travel cots and highchairs are not provided, so guests will need to bring these with them
  • 3 medium sized dogs are welcome for an additional £40 per booking per dog. Please do enquire if you would like to bring more pets.  For pet rules, please visit our FAQs

  • Gas BBQ (gas is provided throughout the year but guests are responsible for cleaning BBQ after use)

  • The extensive grounds feature multiple unfenced bodies of water, children and dogs should be supervised at all times
  • The log fired hot tub has hot working parts, and so young children should be supervised at all times
  • The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk
  • No smoking or vaping is permitted throughout the property

  • The maximum occupancy for this property is 12 guests. Infants do not count towards the occupancy figure, however, the occupancy may only be exceeded by 3 additional infants
  • Stag parties are not permitted
  • Same-sex groups may enquire
  • Events are not permitted without prior consent
  • A security deposit is required at this property
  • Check in is from 15:00 and check out is by 11:00
  • The garden is regularly maintained by a professional gardening service and although this work is generally carried out when the property is vacant, the gardener may need to carry out work whilst the property is occupied. If you require further information, please don’t hesitate to contact us
Security Deposit

A security deposit of £350 is required for bookings at this property. This amount will be pre-authorised on your credit card 7 days prior to your arrival date, providing no damage is reported the pre-authorisation will be released 5 days after your departure. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.
