Overview

Walltree House is a truly unique property on the northern edge of the Cotswold countryside. This traditional manor house can sleep up to ten guests (see Finer Details), across four bedrooms, with three bathrooms. Each of the numerous reception rooms offers its own style through interesting artwork and unique touches, whilst still celebrating the period features typical of a house of its 18th century era. This spacious house is ideal for gatherings, with its grand dining room for celebratory meals, and drawing room with open fire, bar, and card table. Most of the rooms enjoy picturesque countryside views, especially the conservatory which is stunning in any season. Guests might catch a glimpse of wildlife, light aircraft and maybe even the odd skydiver! Outside, the vast gardens are a wonderful extension of the interior, with a large patio and grassy areas. Two well-behaved dogs are welcome to join the fun in this dog friendly holiday home.

StayCotswold is a marketing agent and therefore does not own any of the cottages listed on our website. In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Location Information

Walltree House occupies a wonderful location on the border of the North Cotswolds within easy reach of the interesting destinations of Brackley, Banbury and even the historic town of Warwick. There are a range of excellent attractions just a short drive away with something for the whole group to enjoy, whether perusing Warwick Castle, admiring the stately home of Woburn Abbey or touring Silverstone race track and museum. The house itself is nestled within some large grounds which are also home to Hinton Airfield. This rare facility hosts an abundance of activities including The Hinton Sky Diving Club, Banbury Gliding Club and Delta Force Paintballing in the surrounding woodland. For your shopping essentials, there is a Tesco Superstore in Brackley.
Visitors can enjoy the walk to nearby country inn The Rose & Crown at Charlton or slightly further afield are the delicious eateries of the Muddy Duck at Hethe and The White Horse at King's Sutton.

The Finer Details

  • The maximum occupancy for this property is 10 guests, though the number of adults per booking is capped at 8. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 3 additional infants (aged 2 or under)
  • Bed linen and towels are provided (duvets and pillows are hypoallergenic)
  • Off street parking is available for up to 10 cars
  • 1 travel cot and 2 highchairs are available on request (please bring your own linen for the travel cot, as this is not provided)

  • There are uneven floors in places, steps between rooms and a step in the ensuite of the master bedroom

  • No smoking or vaping is permitted throughout the property

  • Hen and Stag parties are not permitted, though other same sex groups can enquire 
  • Walltree House is a great location for events and external catering, so please do contact StayCotswold with the details if interested in this aspect before booking, as prior owner consent is required
  • A security deposit is required at this property
  • Check in is from 16:00 and check out is by 10:00
  • This property is located near to Hinton Airfield which is an active airport for private planes, so there might be some noise throughout the day. There is also a camping and glamping site set away from the house
  • Please be aware there are security cameras at the entrance to the airfield which do cover the entrance to the property
  • Please note that Walltree House is attached to a larger manor house. Guests have their own private entrance and outdoor area, however, other parts of the house are used as offices, so there may occasionally be estate workers in the grounds. There is also a gardener who visits every Tuesday
  • Charging electric vehicles at this property is not permitted
Security Deposit

A security deposit of £350 is required for bookings at this property. This amount will be pre-authorised on your credit card 7 days prior to your arrival date and, providing no damage is reported, the pre-authorisation will be released 7 days after your departure. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.
