Booking & Payment
StayCotswold is a marketing agent and therefore does not own any of the cottages listed on our website. In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Location Information
Poulton is a charming Cotswold village, set in peaceful countryside and surrounded by rolling hills and scenic walking routes. The village offers a tranquil setting, perfect for those looking to escape the hustle and bustle, with plenty of footpaths to explore right from the doorstep. Just a short drive away is the market town of Cirencester and ideally located in the South Cotswolds, Poulton is well placed for visiting popular destinations such as Bibury, Burford and Tetbury, as well as the historic city of Oxford and the vibrant spa town of Cheltenham, making it a great base for exploring the wider area, ideally situated near Cripps Barn and Old Gore Barn.
The Finer Details
- This property is currently undergoing development and is due to be completed by December 2026. The images displayed are CGI and are provided for illustrative purposes only, to demonstrate the intended design, layout and finish of the completed property
- All bookings made prior to the property's completion are accepted on a provisional basis and remain subject to the successful completion of the development and the publication of final professional photography
- Once the property is complete and the final photography has been uploaded, we will notify you by email
- Following notification, you will have a 7 day period to consider the final photography. Should you decide that the completed property is not suitable for your requirements, you may cancel your booking within this period and receive a full refund
- If we do not receive notice of cancellation within the 7 day period, your provisional booking will automatically become confirmed and will thereafter be subject to our standard Booking Conditions
- All provisional bookings are subject to our standard payment schedule, and payments will be collected in accordance with our Booking Conditions
- Any cancellation made by you whilst your booking remains provisional will not be subject to our standard cancellation charges
- As the property is currently under development, the facilities, features, furnishings and finishes shown or described are indicative only and may be subject to change prior to completion
- The maximum occupancy for this property is 10 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 2 additional infants (aged 2 or under)

- Poulton Field Farm Barns is located in the grounds of a working farm and as such, there will be farm activities, vehicles and animals within the vicinity of the holiday let with their related noises. Please follow the marked tracks and be aware of machinery and livestock during your stay
- The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk
- No smoking or vaping is permitted throughout the property
- Hen and Stag parties require owner clearance
- Events are not permitted without prior consent
- Either a Security Deposit or payment of an Accidental Damage Waiver is required at this property
Bookings at this property require either a £300 Security Deposit or payment of a non-refundable Accidental Damage Waiver. Where you choose a Security Deposit and we have your payment card details on file (for your security, these details are tokenised), we have the right to charge an amount up to the value of the Security Deposit to your payment card up to seven days after your departure date. In some circumstances, we may require a pre-authorisation of the Security Deposit amount against your payment card seven days prior to your arrival date, which will be released seven days after your departure date, providing no damage is reported or excessive cleaning is required. You may choose to waive the requirement for a Security Deposit by paying for an Accidental Damage Waiver at checkout. This is a non-refundable payment that covers the cost of any accidental damage or breakages to the property or its contents, up to the value of the Security Deposit. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.
