Owls Roost is a beautifully refurbished barn conversion, which sleeps 6+2 guests, in three well-appointed bedrooms, with the +2 option being a double sofa bed in the snug, with three spacious bathrooms. On the ground floor you have a stylish open-plan kitchen/sun room which leads out onto the tranquil garden, boasting plenty of outdoor seating and stunning rural views, plus this is a Cotswold holiday cottage with a hot tub, making it a a space to enjoy all year round. Indoors is a spacious sitting room and lovely features including high vaulted ceilings, original beams and a lovely stone fireplace with a cosy wood burning stove. Owls Roost is a dog friendly holiday home, suitable for two well behaved dogs!

This three bedroom holiday cottage in Cold Aston is perfectly suited for those looking to get together with family and friends, exploring the local countryside and eateries. The accommodation is laid out as follows:

Ground Floor

Sitting room
Spacious room with high vaulted ceilings, exposed wooden beams, large stone fireplace with a cosy wood burning stove, TV with Amazon Fire Stick (account holders only), two three-seater sofas, armchair, wooden chair and a rocking chair

Large, open-plan room with direct access to the garden and magnificent valley views, amenities include an American style fridge/freezer, dishwasher, electric oven and grill, electric hob, microwave, kettle, toaster and a cafetiere. A large dining table with seating for eight is provided, along with two two-seater sofas and a TV with an Amazon Fire Stick (account holders only)

Snug (Sleeps +2)
Beautifully presented room with French doors that lead out into the garden. Amenities include a large L-shaped sofa which comfortably seats four. The sofa also converts into a comfortable double sofa bed, providing extra sleeping accommodation for 2 adults (available on request), wooden ottoman, hanging hooks for clothes, and two coat and boot racks are provided in the entranceway

The Finer Details

  • Bed linen and towels are provided (duvets and pillows are hypoallergenic)
  • Off street parking is available for up to 4 cars
  • 2 travel cots, 1 highchair and 2 stair gates (must be checked by guests before use) are available on request (please bring your own linen for the travel cot, as this is not provided) 
  • 2 well behaved dogs are welcome for an additional £40 per booking per dog. Please note that children and dogs live on the farm and therefore dogs staying at Owls Roost must be friendly towards other dogs and children. For pet rules, please visit our FAQs

  • The hot tub is log fired with hot working parts, young children should therefore be supervised at all times
  • Each bedroom has their own set of wooden stairs and some sloped ceilings
  • Guests should be aware that the bedrooms do not have doors and therefore young children and infants should be supervised at all times
  • At the end of the garden there is a sharp drop to the fields so guests with pets and young children should take particular care when outside
  • Owls Roost is a self-contained property in the grounds where the owners live. Please note that the owners' dogs are often in their garden, though is very friendly
  • The property sits within the grounds of a working farm and for the safety of guests, access to the farmyard itself is not permitted
  • Guests should also be aware that the farm has livestock including cattle and horses, please do not go in with them or feed them
  • Cars are essential to get to the property as there is no public transport and the property is a mile from the nearest village
  • The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk
  • No smoking or vaping is permitted throughout the property
Things to Note...
  • The maximum occupancy for this property is 6+2 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 2 additional infants
  • Hen and Stag parties are not permitted, though other same sex groups can enquire
  • Events are not permitted without prior consent
  • A security deposit is required at this property
  • Check in is from 17:00 and check out is by 10:00
Security Deposit

A security deposit of £250 is required for bookings at this property. This amount will be pre-authorised on your credit card 7 days prior to your arrival date, providing no damage is reported the pre-authorisation will be released 5 days after your departure. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.

Booking & Payment

StayCotswold is a marketing agent and therefore does not own any of the cottages listed on our website. In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Location Information

Owls Roost is located in Cold Aston, a picturesque village surrounded by wonderful countryside with many cycle routes and footpaths on its doorstep. Enjoy a visit to the well-regarded village pub, The Plough Inn for local ales and freshly prepared seasonal menu or bring your walking boots for a short walk (one to two miles) through the countryside to The Nuttery in Notgrove, a friendly village cafe and licensed bar.
There are a number of activities held on the farm, including clay shoot in the summer (February to August) and a game shoot in the winter (September to January).
For your shopping essentials, there is a Co-op in Bourton-on-the-Water, just two miles away.
Cold Aston is nestled in the North Cotswolds and is perfectly placed for visiting the much loved towns of Bourton-on-the-Water, Stow-on-the-Wold and Cheltenham, as well as the picture postcard villages of Broadway, Lower Slaughter and Blockley.
