Brook Cottage is a beautifully appointed country retreat which sleeps 6+2 guests, in three bedrooms, with the +2 option being a double sofa bed, with two bathrooms. This wonderful dog friendly holiday home boasts two spacious living areas, one of which has a cosy wood burner, a well-equipped kitchen and a fantastic garden complete with hot tub.

Brook Cottage can be booked either on its own, or with Meadow Cottage which sleeps six guests. Just a communal paddock apart, the two together offer an ideal setup for larger groups.

This three bedroom holiday cottage near Eynsham is ideal for family get togethers or for groups of friends looking for a country escape. The accommodation is laid out as follows:

The Finer Details

  • Bed linen and towels are provided
  • Off street parking is available for up to 2 cars
  • 1 travel cot and 1 highchair are available on request (please bring your own linen for the travel cot, as this is not provided)
  • 1 medium sized dog is welcome for an additional £40 per booking. The owner politely requests your dog remains in the kitchen or garden during your stay

Things to Note...
  • The maximum occupancy for this property is 8 guests, though the number of adults per booking is capped at 6. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 2 additional infants
  • Hen and Stag parties are not permitted, though other same sex groups can enquire
  • Events are not permitted without prior consent
  • A security deposit is required at this property
  • Check in is from 16:00 and check out is by 10:00
  • The owners have refurbished Brook Cottage to a high standard and provide the finest quality Tielle bed linen, all natural, plant derived soaps and shampoos, local woven textiles and blankets, organic milk and fresh Pinkhill farm eggs when available
Security Deposit

A security deposit of £250 is required for bookings at this property. This amount will be pre-authorised on your credit card 7 days prior to your arrival date, providing no damage is reported the pre-authorisation will be released 5 days after your departure. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.

StayCotswold is a marketing agent and therefore does not own any of the cottages listed on our website. In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Location Information

Brook Cottage is situated just two miles from the village of Eynsham, which is located halfway between Oxford and Witney. The village is surrounded by wonderful countryside, benefits from a number of pubs and restaurants, and is within easy reach of the dreaming spires of Oxford, Blenheim Palace and Bicester Village.
For your shopping essentials, there is a Co-op in Eynsham and larger supermarkets in both Witney and Oxford.
Eynsham is well-placed for visiting the many picturesque towns and villages of the Central Cotswolds such as Cirencester, Burford and Bourton-on-the-Water.


Unfortunately, we didn’t have a very good time and were disappointed with the condition of the cottage. Prior to arrival we had been told that the BBQ wasn’t working. Then, while at the cottage the dishwasher didn’t work and, after being told it would be fixed asap, it remained unfixed for the duration of our stay. We also noted that the fridge wasn’t working properly (the milk went sour) and this was also not looked at. The kitchen wasn’t comfortable to sit in as a family as the table was uneven and the chairs were dirty and uncomfortable. All this meant that we didn’t utilise the kitchen very much and ate out more that we had planned to.The overall level of cleanliness wasn’t up to our expectations and there were also broken glass bits outside, that our son picked up and disposed of. Between having to wash everything by hand, not being able to utilise the kitchen much, worrying about food going off in the fridge, having to take out the bins (on bin collection day and at checkout) and stripping the beds - we felt that our stay was not good value for money and wasn’t the relaxing getaway we had been looking forward to.Very disappointing.

We’re sorry to hear that you were disappointed with your stay at Brook Cottage. We’ve shared your feedback with the Property Manager who is very appreciative of all feedback, good and bad, and is always looking for areas of improvement so that guests have a very best possible experience and stay. Unfortunately, the BBQ and dishwasher were not working for your stay. An issue with the BBQ was only reported by the previous guest at the end of their stay and as soon as a replacement was found it was installed. You were made aware of this issue as soon as possible and prior to arrival, with guest safety being a priority. The issue with the dishwasher was reported during your stay and the Property Manager instructed the appropriate person to investigate, believing this had been fixed as she hadn’t heard anything further from you. The fridge is in good working order so the Property Manager is unsure as to why the milk would have gone sour. If the fridge door is not properly closed this may have been the cause. On investigating, the fridge light bulb needed replacing and has since been replaced. The property is cleaned to the highest of standards which typically takes at least 4 hours, and all of your requests were met in terms of extra bedding etc. Guests are asked to kindly strip their bedding as this is part of the advice given to help reduce the risk of spreading COVID. This is only a polite request which most guests very happily oblige with to help support health and safety. Guests are usually asked to put the bins out for collection if they are staying for a week, the bins go just outside the property. As mentioned, all feedback is very much appreciated and will be used for the benefit of future guest. We’re sorry that not everything was as expected for your stay and for the inconvenience caused by the BBQ and dishwasher.

Brook Cottage is a fantastic place for getting away from it all but with a great space for socialising and hanging out with friends and family. We had a lovely time with family celebrating my parent's Golden Wedding Anniversary with walks in the countryside and cosy nights in the cottage. There is a long drive down a farm track to get there but once there you are in the middle of the countryside with the village approx 1 mile away.
