Manor House is a grand Cotswold holiday cottage near Broadway which sleeps ten guests, in five spacious bedrooms, with five bathrooms. This period property is laid out over three floors with generously sized bedrooms, ample bathrooms and multiple living spaces including a cosy snug. The large holiday home is steeped in history with parts dating back to the circa 1572 and is mentioned in the Doomsday book. It has been tastefully renovated to showcase this with exposed Cotswold stone walls, inglenook fireplace with wood burner and wooden beams throughout. The most recent addition of the orangery adds a wonderful modern touch, allowing guests to enjoy the stunning garden all year round. Set against the backdrop of the village church, the garden is truly special with a hot tub, carp pond and traditional well. This characterful property is a fantastic family friendly retreat to gather with loved ones to enjoy the North Cotswolds.

In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

The Finer Details
- The maximum occupancy for this property is 10 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 2 additional infants (aged 2 or under)
- Bed linen and towels are provided
- Off street parking is available for up to 5 cars
- 1 travel cot,1 highchair and 1 stair gate (on first floor) are available on request (please bring your own linen for the travel cot, as this is not provided)

- Unenclosed garden
- Please note there is an unenclosed pond and well within the garden, so children and infants must be supervised at all times. For health and safety reasons, the greenhouse is out of bounds to guests
- Charcoal BBQ (guests are responsible for providing charcoal and cleaning BBQ after use)
- Hot tub, seats 6 guests (additional coloured towels are provided for the hot tub)
- Oil fired central heating system
- Starter supply of wood provided for the wood burning stove from October to March only
- Due to the period nature of Manor House, there are uneven floors, low beams and steps into various rooms
- Bedrooms 4 and 5 are located in the eaves with sloped ceilings
- Please note further restrictions on the bifold and French doors may apply due to Severe Weather warnings (eg Storms, high winds and low temperatures)
- The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk
- No smoking or vaping is permitted throughout the property
- Please note that Manor House is best suited to peaceful, family-style stays. Please take consideration whilst booking as the property is not appropriate for parties, hen or stag groups, or events of any kind
- Commercial and work related bookings are not permitted
- Either a Security Deposit or payment of an Accidental Damage Waiver is required at this property
- Check in is from 17:00 and check out is by 10:00
- The garden is regularly maintained by a professional gardening service and although this work is generally carried out when the property is vacant, the gardener may need to carry out work whilst the property is occupied. If you require further information, please don’t hesitate to contact us
- Charging electric vehicles at this property is not permitted
- If you would like to arrange the private dining by chef Matt Mendoza, this can be arranged with your property manager
Bookings at this property require either a £400 Security Deposit or payment of a non-refundable Accidental Damage Waiver. Where you choose a Security Deposit and we have your payment card details on file (for your security, these details are tokenised), we have the right to charge an amount up to the value of the Security Deposit to your payment card up to seven days after your departure date. In some circumstances, we may require a pre-authorisation of the Security Deposit amount against your payment card seven days prior to your arrival date, which will be released seven days after your departure date, providing no damage is reported or excessive cleaning is required. You may choose to waive the requirement for a Security Deposit by paying for an Accidental Damage Waiver at checkout. This is a non-refundable payment that covers the cost of any accidental damage or breakages to the property or its contents, up to the value of the Security Deposit. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.
