Overview

The Roost is a Grade II listed, fabulously refurbished, Cotswold holiday cottage which sleeps four guests, in two well-appointed and uniquely designed bedrooms, with one spacious bathroom with a roll top bath. The ground floor has a semi open plan design with a contemporary feel to the kitchen/dining room; a lovely space to cook your favourite culinary dishes. The cosy and comfy sitting room boasts plenty of character features including a wood burning stove, exposed stonework and original beams, and the picturesque, hidden gem of a garden has plenty of outdoor seating, a fire pit and lovely rural views. The Roost is also a dog friendly holiday home, suitable for up to two small dogs.

StayCotswold is a marketing agent and therefore does not own any of the cottages listed on our website. In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Location Information

The Roost is situated in picturesque Coln St Aldwyns, itself nestled in the beautiful Coln River Valley, surrounded by unspoilt countryside. The village boasts a Norman church dating back to the 13th century, The New Inn, a 16th century coaching inn with a cosy, inviting atmosphere, open fires and locally sourced menu, and Café Coln, a community store offering fresh coffee, award-winning food and a beautiful garden to enjoy them in. It's also the home of the local shop and post office.
For your shopping essentials, there is the store in Coln St Aldwyns and larger supermarkets in Cirencester.
Coln St Aldwyns sits in the heart of the Cotswolds and is well-placed for visiting the honeypot destinations of Fairford, Burford, Cirencester, Tetbury and Painswick, as well as further afield destinations such as Oxford and Cheltenham.

  • The maximum occupancy for this property is 4 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 1 additional infant (aged 2 or under)

  • The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk
  • No smoking or vaping is permitted throughout the property

  • Events are not permitted without prior consent
  • A security deposit is required at this property
  • Check in is from 16:00 and check out is by 10:00
  • The Roost has a lovely garden for guests to enjoy and it is important to the owners that guests are courteous and considerate towards the neighbouring properties. We politely request that guests do not disturb the neighbours and that loud music is not played outside after 21:00
  • Charging electric vehicles at this property is not permitted
  • Please note the enclosed private garden is accessed via a shared terrace space and then a narrow private pathway (the neighbours have a right of way across the terrace area)
Security Deposit

A security deposit of £150 is required for bookings at this property. We reserve the right to charge an amount up to the value of the security deposit to your payment card up to 7 days after your departure date. In some circumstances, we may require a pre-authorisation of the security deposit amount against your payment card 7 days prior to your arrival date, which will be released 7 days after your departure date, providing no damage is reported or excessive cleaning is required. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.
