Upton Downs Farmhouse has been lovingly refurbished to provide a warm and welcoming environment for guests to enjoy. The farmhouse is very close to the historic town of Burford and within easy access to the A40 for Oxford, Cheltenham and London. On site, you can also find the amazing Upton Downs Smokery Farm shop which specialises in smoked meat, game and fish of the highest quality. As well as the Upton Firehouse, which served amazing BBQ lunches and can cater for large parties. The farmhouse is surrounded by farmland and has a large back garden for you to enjoy.

Large open plan kitchen and dining area, the kitchen is fully equipped with lots of worktop space, plus TV. The dining table has seating for 8 guests

A separate dining room can seat up to 12 guests on rustic bench style tables
The large living rooms has a big corner sofa, with an open fireplace and TV with the full Sky package

The Finer Details

  • Bed linen and towels are provided
  • Infant friendly - there are 2 travel cots and 2 highchairs available on request (please bring your own linens for the travel cots, as these are not provided)
  • Dog friendly - up to 2 well behaved dogs are welcome for an additional charge of £40 per dog. Please refer to your signed terms and conditions for our pet rules. Please note that the garden is not secure and therefore dogs will need to be monitored at all times. 
  • Gravel driveway outside with parking for 4 vehicles, additional parking available on site for extra vehicles if required
  • Open fire with a starter supply of logs. More logs can be purchased locally. Please note that logs are only supplied to guests between 1st October - 30th April

Accessibility and Health and Safety

The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Security Deposit

A security deposit of £500.00 is required for bookings at this property. This amount will be pre-authorised on your credit card 7 days prior to your arrival date, providing no damage is reported the pre-authorisation will be released 5 days after your departure. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.

Booking & Payment

StayCotswold is a marketing agent and therefore does not own any of the cottages listed on our website. In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Location Information

Situated close to the historic town of Burford and within easy access of the A40, it is well placed for exploring the Cotswolds. In Burford itself, you will find independent shops selling local produce, good pubs, and cafes. Excellent pubs in the close by villages of Little Barrington, Filkins, and Bibury are always worth a visit.

We had a wonderful family stay at Upton Downs. The house is spacious and very comfortable and having the farm shop and smokery next door was great. The garden is huge and the toddlers loved running around and picking apples. There were a few essential things missing: no towel rails or toilet roll holders in any of the bathrooms. No large bowls for salad or pasta and no salad spinner. Having these would have made our stay even better.
This property is a great location for exploring Cotswolds; and it is very convenient to have a grocery store and a cafe within 1min walking distance. It has all the amenities (though frying pans should be replaced asap) and supplies and benefits from the huge garden. The customer service by StayCotswolds was great and prompt: they really reacted quickly and willingly to our requests. The property itself was ok but next time we will choose smth different for the following reasons: it is located next to quite a busy road (so you hear all the traffic); the 1st floor master bedroom has low ceiling beams (if you’re over 180 cm you will have a few head bumps); it is not sound-proof (if someone walks to the loo at night or someone on a Zoom call downstairs you hear it all); occasional strange smell in the bathrooms.
We had a fantastic stay here with our grown up family . It is a perfect location and fabulous house for this. Very friendly hosts, great farmhouse and smokery right next door. I can highly recommend.
