Owls Roost is a beautifully refurbished barn conversion which sleeps 6+2 guests, in three bedrooms, with the +2 option being a double sofa bed in the snug, with three bathrooms. This charming country home boasts an idyllic rural location and a large garden with a hot tub, the perfect spot from which to enjoy views of the surrounding rolling hills. Indoors there are two spacious reception rooms and a wealth of character features including exposed beams and a stone fireplace with a cosy wood burner. Owls Roost is a dog friendly holiday home, suitable for two well-behaved dogs!

The Finer Details

  • Bed linen and towels are provided (duvets and pillows are hypoallergenic)
  • Off street parking is available for up to 4 cars
  • 2 travel cots, 1 highchair and 2 stair gates are available on request (please bring your own linen for the travel cot, as this is not provided, and please note guests must check the stair gates before use)
  • 2 well-behaved dogs are welcome for an additional £40 per booking per dog. For pet rules, please visit our FAQs, and for further guidelines, please see Things to Note below

  • Mobile phone reception is generally OK

  • At the end of the garden there is a sharp drop to the field below, so guests with pets and young children should take particular care when outside
  • Gas BBQ (guests are responsible for cleaning BBQ after use)
  • Log fired eco hot tub, seats 5-6 guests
  • The log fired hot tub has hot working parts, and so young children should be supervised at all times
  • Oil fired central heating system
  • Starter supply of wood provided for the wood burning stove
  • Staircases lead directly into the bedrooms, so young children should be supervised at all times
  • There are some sloping ceilings in the bedrooms
  • The property sits within the grounds of a working farm, with livestock including cattle and horses, and for the safety of guests, access to the farmyard itself is not permitted
  • The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk
  • No smoking or vaping is permitted throughout the property
Things to Note...
  • The maximum occupancy for this property is 8 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 2 additional infants
  • Hen and Stag parties are not permitted, though other same sex groups can enquire
  • Events are not permitted without prior consent
  • A security deposit is required at this property
  • Check in is from 16:00 and check out is by 10:00
  • As the property is a mile from the nearest village and there is not any public transport, a car is essential
  • Owls Roost is a self-contained property in the grounds where the owners live. Please note that the owners' children and dogs are often in their garden, so only dogs with a good temperament are welcome at Owls Roost
Security Deposit

A security deposit of £250 is required for bookings at this property. This amount will be pre-authorised on your credit card 7 days prior to your arrival date, providing no damage is reported the pre-authorisation will be released 5 days after your departure. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.

Booking & Payment

StayCotswold is a marketing agent and therefore does not own any of the cottages listed on our website. In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Location Information

Owls Roost is located just a mile from picturesque Cold Aston, an unspoilt village surrounded by wonderful countryside and home to The Plough Inn, popular with locals and visitors alike. On the farm itself, a number of activities are held including clay shoots between February and August, and game shoots between September and January.
For your shopping essentials, there is a Co-op in Bourton-on-the-Water, along with independent retailers.
Cold Aston is well-placed for visiting the much-loved towns and villages of the North Cotswolds such as Burford, Stow-on-the-Wold, Winchcombe, Bourton-on-the-Water, Broadway and The Slaughters.

A spacious cottage in a lovely setting. Nick and Laura were excellent in making sure that our stay went well. A short mile walk to the local pub. We definitely plan to return as we had a great stay and would recommend this lovely cottage to others.

My family and I had a great stay at owls roost over the August bank holiday weekend. The barn is lovely, with lots of character and had great open plan spaces to spend time with family. Beds big and comfy, nice fluffy towels and kitchen had everything you need. We had a bbq one evening and the owners were really helpful providing us with charcoal and some meat for burgers which were delicious. It’s a great view from the barn of the surrounding farm. There are horses and cows which my little girl loved to see each day. The owners were lovely and they showed us their horses in stables and my little one enjoyed playing with their children. Location is great, pretty village with a lovely pub close by and short driving distance to the lovely villages of Bourton on the water, the Slaughters and stow on the wold. Bibury and Broadway also only 20-25 mins away. Would highly recommend and would stay here again.
