Overview

The Oat Barn is a meticulously renovated Cotswold holiday home nestled peacefully in the beautiful English countryside near Faringdon, sleeping 14 guests in seven uniquely styled bedrooms with five spacious bathrooms. This spacious home from home has a wealth of character features, including high ceilings, exposed timber beams, and a cosy Jetmaster open fire.

The character of the barn is perfectly complemented by its contemporary decor, high end furnishings and modern facilities, including plenty of comfortable seating, high speed wireless Internet access, underfloor heating, a well equipped kitchen and a fabulous dining area.

To the rear of the barn is a tranquil terrace and beautifully finished garden, with a private hot tub, ample outdoor seating and a gas barbecue, providing a wonderful area in which to unwind after days spent exploring the surrounding villages, towns and countryside.

Accommodation
This seven bedroom large Cotswold holiday home in Little Coxwell is perfectly suited to those looking to get together with family or friends exploring the local countryside and eateries. It is also ideal for businesses running a unique and inspirational off-site. This Cotswold holiday accommodation is laid out as follows:

Ground Floor
The front doors open into the grand entrance hall with comfy seating, shoe and coat storage.

Sitting room/dining room/kitchen
This magnificent, open-plan living space boasts high vaulted ceilings, exposed beams and stunning full height windows. This creates a perfect setting for socialising with friends, family and colleagues.

Amenities include a large central island and stools, 2 Bosch electric ovens, inset 5 burner gas hob with a wok burner, microwave, 2 dishwashers, large drinks fridge, 'Quooker' boiling water tap, Nespresso coffee machine with an initial supply of pods, toaster and a kettle.

In the adjacent pantry there is a washing machine, tumble dryer, US style fridge-freezer with ice maker and chilled filtered water dispenser, ample storage and a sink.

At the centre of the room there is a long stylish dining table that comfortably seats 14. There are USB ports and plug sockets provided under the dining table, ideal for home working and corporate stays.

Located at the other end of the room is the main living area with three four-seater sofas, two arm chairs, Jetmaster open fire with stone seat surround, Smart TV, Sonos sound bar, selection of books and board games.

Large sliding doors open onto the tranquil terrace and landscape garden beyond.

A tastefully decorated room with two single beds (can be a super king size bed on request), Smart TV, hair dryer, chair and a mirror. There is a large wardrobe on the landing with hanging space.

Second family bathroom
A bright and airy bathroom with a roll top bath and overhead shower, basin, loo and a heated towel rail, situated between bedroom 6 and 7.

Outside
Large sliding doors lead out onto the tranquil terrace, providing a delightful spot for al fresco dining during the summer months. Professionally landscaped, this picturesque outside space boasts large lawn areas, scenic countryside views, ample outdoor furniture, a gas barbecue (March-September), and a private cedar clad electric hot tub that seats six adults.
At the front of the property there is a large shared courtyard and terrace. Guests are also welcome to use the covered shared games area, home to an outdoor pool table, table football, table tennis, giant Jenga and Connect 4.

Booking & Payment

StayCotswold is a marketing agent and therefore does not own any of the cottages listed on our website. In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Location Information

The Oat Barn is located in the picturesque village of Little Coxwell, in the Vale of the White Horse. This unspoilt village is surrounded by breath-taking countryside, and is home to a popular country pub, The Eagle Tavern. The pub boasts a fantastic seasonal menu and prides itself on its use of locally sourced ingredients.
Surrounded by the wonderful countryside of the Vale of the White Horse, there are many walks nearby including The Ridgeway National Trail which rewards walkers with breathtaking views and passes close to the famous chalk white horse itself.
The Oxford Reds, a local supplier of home-reared, dry-aged, prime beef, is perfect if having a special home-cooked meal. The flavour is amazing and because the meat is hung for 28 days it’s very tender. They sell various cuts and mince online or buy direct from the beef freezer at Gorse Farm Goodies just next door. Please note that prime cuts will need to be booked early via their website.
For your shopping essentials, there are supermarkets in both Faringdon and Swindon, however the neighbouring farm (Goose Farm Goodies) sells honey and eggs, and re-usable glass bottles are provided for the vending machine which serves fresh milk and milkshakes.
Little Coxwell is well-placed for visiting the city of Oxford, as well as the much-loved Cotswold towns and villages of Cirencester, Burford, Bourton-on-the-Water and Bibury.

The Finer Details

The barn is located in a tranquil, rural area with permanent neighbours, a working farmyard and an adjacent holiday let barn in close proximity. We politely request that guests be considerate to these neighbours. With this in mind, the barns are not suitable for loud parties and some house rules have been set up as guidance.

House Rules
  • Hot Tub is unavailable for use before 9:30am or after 9.30pm
  • Please do not gather outside after 10pm and ensure that any music is not audible outside the properties after 11pm (i.e. if dining on the terrace please move inside and shut the doors)
  • Fireworks, sky lanterns or drones are a danger to the farm and strictly forbidden
  • Access to the adjacent working farm is not permitted except on public paths
  • Day guests (or any guests not stated on the booking form) are not permitted
  • To stay on top of this without being intrusive a noise monitoring system is installed inside the barn and a motion detection system is active on the hot tub after 9.30pm
  • These systems raise alerts, initially to the Lead Booker and then to a Responder.  If a Responder attends the property a charge will be levied, and guests may be asked to leave

  • Bed linen and towels are provided (duvets and pillows are hypoallergenic)
  • Off street parking is available for up to 7 cars
  • 2 travel cots and 2 highchairs are available on request (please bring your own linen for the travel cot, as this is not provided)
  • 2 well behaved dogs are welcome for an additional £50 per booking per dog. For pet rules, please visit our FAQs 
  • Strong WiFi and Mobile phone reception is generally good
  • 8 Smart TVs with streaming services (guests to use their own logins)
  • Gas BBQ - available between March and September (guests are responsible for cleaning the BBQ after use)
  • Electric hot tub seating 4-6 adults available for additional fee of £150 per stay. Must be added to the booking in advance
  • Gas central heating system with underfloor heating in the open plan living space and in the bathrooms
  • Starter supply of wood provided, further firewood is available to purchase at £15 per basket at the booking stage or directly from the owner at the property
  • Fire curtains must be drawn at all times when the fire is lit
  • The entrance to the barns has manually closing gates, therefore young children and pets should be supervised at all times
  • The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk
  • No smoking or vaping is permitted throughout the property

  • The maximum occupancy for this property is 14 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 3 additional infants
  • Same sex groups not accepted without prior consent
  • Events are not permitted without prior consent
  • Concierge agent bookings on enquiry only 
  • A security deposit is required at this property
  • Check in is from 17:00 and check out is by 10:00
  • The garden is maintained by a professional gardening service who visit weekly. If you require further information, please don’t hesitate to contact us.
Security Deposit

A security deposit of £750 is required for bookings at this property. This amount will be pre-authorised on your credit card 7 days prior to your arrival date, providing no damage is reported the pre-authorisation will be released 5 days after your departure. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.
