Elm Farm Annex is a comfortably furnished and spacious Cotswold holiday cottage which sleeps five guests (see Finer Details), in two bedrooms, with two bathrooms. The property is a truly welcoming, countryside retreat merging contemporary style with traditional, rustic features such as an Aga, wood burner and exposed wooden beams. This blend creates a wonderfully warming and inviting home. The back garden includes a patio with outdoor furniture which is surrounded by Cotswold chippings and tall hedges, making the space feel private and secluded; a lovely spot to enjoy throughout the year. With its timeless decor and superb location just moments from a lovely local pub, Elm Farm Annex makes a charming rural retreat. This dog friendly holiday property welcomes two medium sized dogs!

This two bedroom holiday cottage in Freeland is an ideal base for exploring Oxfordshire; from the breathtaking Blenheim Palace to the historic city centre, there is something for everyone. The accommodation is laid out as follows:

Booking & Payment

StayCotswold is a marketing agent and therefore does not own any of the cottages listed on our website. In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Location Information

Freeland is a pretty village with a cosy country pub, The Oxfordshire Yeoman, located just a short five minute walk from Elm Farm Annex. The village is also home to a beautiful church, attractive village green and a popular Garden Nursery. Local towns of Witney and Woodstock are just a 10 minute drive away, with an array of eateries, local shops, and most famously, Blenheim Palace. Further afield is the city of Oxford; explore the historic sights, enjoy a punting trip or shop 'til you drop in the Westfields centre. For your shopping essentials, there is a Co-op in Long Hanborough and larger supermarkets in Witney.
Freeland is surrounded by an array of footpaths and trails, meandering through various villages. Travelling to the area is easy, with a station in Long Hanborough and its frequent connections to London.

The Finer Details

  • The maximum occupancy for this property is 5 guests, though the number of adults per booking is capped at 4. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 1 additional infant (aged 2 or under)
  • Bed linen and towels are provided (duvets and pillows are hypoallergenic)
  • Ample off street parking is available at the property
  • 1 travel cot is available on request (please bring your own linen for the travel cot, as this is not provided)

  • Check in is from 16:00 and check out is by 10:00
  • The Aga will be switched off from May-September (the electric oven and two-ring induction hot plate will be available)
  • Elm Farm Annex is a self-contained property in the grounds where the owner lives (the owner politely requests that guests remain within the boundary of the cottage and do not enter their private grounds)
  • The paddocks beyond the wooden railings are used by a local farmer and, for the safety of guests, access is not permitted
  • Charging electric vehicles at this property is not permitted
Security Deposit

A security deposit of £150 is required for bookings at this property. This amount will be pre-authorised on your credit card 7 days prior to your arrival date and, providing no damage is reported, the pre-authorisation will be released 7 days after your departure. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.
